MOTEL TERMS & CONDITIONS 


By checking in, occupying a room, remaining on the property, or accepting accommodations, the Guest agrees to be bound by these Terms & Conditions and authorizes the Motel to charge any payment method provided for all applicable charges, fees, damages, and amounts due under this Agreement.


GENERAL CLEANING, RESTORATION, AND DAMAGE CHARGES

All cleaning fees referenced in this Agreement are in addition to the cost of chemicals, cleaning agents, disinfectants, deodorizers, solvents, personal protective equipment, equipment usage, specialty cleaning services, waste disposal, biohazard remediation, contractor services, replacement costs, repairs, loss of room revenue, administrative expenses, and any other costs incurred by the Motel to restore the room or property to rentable condition.


1. PET POLICY


We are now pet-friendly and welcome dogs only.


Pets are permitted only if disclosed to the Motel at the time of booking or check-in and approved by Management.


A non-refundable pet fee of $50 per dog, per night applies. Additional cleaning or damage charges may apply in accordance with our Pet Policy.


All pets must remain under the control of their owner at all times. Pets may not be left unattended in guest rooms unless they are securely confined in an appropriate kennel or crate. Loose or unattended pets are strictly prohibited. Guests are responsible for any injury, disturbance, damage, or loss caused by their pet.


The Guest is solely responsible for the conduct and supervision of their pet and agrees to pay for any damage, loss, or additional expense caused by the pet, regardless of whether such damage is discovered during or after checkout.


Pets are strictly prohibited from being on beds, bedding, pillows, blankets, comforters, sheets, upholstered furniture, or other furnishings intended for guest use.


If a pet causes or contributes to any damage, contamination, or excessive cleaning, the Guest agrees to pay all costs incurred by the Motel, including but not limited to:

Cleaning fees of $95.00 per hour with a minimum charge of 2 hours ($190.00).
All costs associated with deodorization, sanitation, hair removal, stain removal, urine or feces remediation, flea or pest treatment, specialty cleaning services, and restoration.
Replacement of bedding, linens, pillows, mattresses, furniture, flooring, fixtures, or any other property that cannot be restored to rentable condition.
Repair of scratches, chewing damage, claw marks, or any other physical damage caused by the pet.
Loss of room revenue while the room is unavailable for cleaning, repairs, or restoration.
Administrative costs, contractor fees, equipment usage, and any other expenses incurred by the Motel.


The Guest further agrees to pay all additional cleaning, remediation, restoration, replacement, and associated costs if any of the following occur:

a. A pet is found in the room and was not disclosed to or approved by Management.

b. Evidence indicates a pet was on the bed, bedding, pillows, blankets, comforters, sheets, upholstered furniture, or other furnishings, including but not limited to pet hair, paw prints, stains, odors, or damage.

c. A pet causes or contributes to additional cleaning beyond normal housekeeping standards, including but not limited to pet hair, pet odor, urine, feces, vomit, stains, scratches, flea treatment, or any other condition requiring additional labor or restoration.

d. A pet is left unattended outside of a kennel or crate or is otherwise found loose inside the room while the Guest is absent.

Evidence of a pet may include, but is not limited to, pet hair, pet odor, pet waste, urine, stains, food, bowls, toys, leashes, kennels, scratching, chewing damage, claw marks, photographs, video, or any other reasonable evidence that an animal occupied the room.

Failure to disclose a pet, failure to pay the required pet fee, or violation of this Pet Policy may result in immediate termination of occupancy without refund, in addition to all applicable fees, damages, and cleaning charges.


2. NO SMOKING OR VAPING POLICY 

Smoking, vaping, or the use of tobacco, marijuana, electronic cigarettes, cigars, pipes, or similar products is strictly prohibited inside guest rooms and buildings.

Evidence of smoking or vaping will result in:

  • A $500.00 smoking violation fee.
  • All costs associated with deodorization, ozone treatment, specialty cleaning, equipment usage, and remediation.
  • Replacement of any affected furnishings, bedding, linens, curtains, mattresses, carpets, furniture, fixtures, or other property.
  • Loss of room revenue while the room is unavailable for rental.

Evidence may include smoke odor, ashes, cigarette butts, burns, residue, vape residue, or disabled smoke detectors.


3. EXCESSIVE DIRT, MUD, GREASE, OR SOIL 

Guests shall maintain rooms in a reasonably clean condition.

If excessive mud, dirt, grease, oil, stains, or similar substances require cleaning beyond normal housekeeping standards, the Guest will be charged:

  • Cleaning fees of $65.00 per hour with a minimum charge of 2 hours ($130.00).
  • All associated chemicals, cleaning agents, equipment usage, specialty cleaning services, remediation, and restoration costs.
  • Replacement of any damaged or permanently stained items.
  • Loss of room revenue while the room is unavailable.


4. BODILY FLUIDS AND BIOHAZARD CLEANUP 

Any room requiring special cleaning due to blood, vomit, urine, feces, bodily fluids, or other biohazardous materials will be subject to:

  • Cleaning fees of $65.00 per hour with a minimum charge of 2 hours ($130.00).
  • All costs associated with disinfectants, chemicals, personal protective equipment, specialty cleaning services, biohazard remediation, transportation, disposal fees, and equipment usage.
  • Full replacement cost of contaminated items that cannot be safely sanitized.
  • Professional remediation costs if required.
  • Loss of room revenue during restoration.


5. CONSTRUCTION, INDUSTRIAL, AND WORKFORCE STAY CLEANING

Guests engaged in construction, oilfield, industrial, roofing, pipeline, welding, painting, utility, mechanical, or similar trades are responsible for maintaining rooms in a condition consistent with normal lodging use.

Excessive accumulation of construction or industrial materials, including but not limited to concrete dust, drywall dust, paint, roofing tar, asphalt residue, grease, oil, adhesives, caulking compounds, grout, chemicals, solvents, and debris will result in:

  • Cleaning fees of $65.00 per hour with a minimum charge of 2 hours ($130.00).
  • All costs associated with cleaning agents, degreasers, solvents, specialty services, remediation, waste disposal, and restoration.
  • Repair or replacement of any damaged property.
  • Loss of room revenue while the room is unavailable.


6. HAZARDOUS MATERIALS PROHIBITED 

The storage or use of gasoline, diesel fuel, propane cylinders, explosives, hazardous chemicals, industrial solvents, compressed gases, welding gases, flammable liquids, or other dangerous materials in guest rooms is strictly prohibited.

Violations may result in immediate eviction without refund and assessment of all damages, cleanup costs, remediation expenses, and associated losses.


7. UNAUTHORIZED COOKING AND OPEN FLAMES 

Hot plates, propane burners, charcoal grills, deep fryers, open-flame cooking devices, candles, incense, and similar devices are prohibited inside guest rooms.

Violations will result in:

  • A minimum $250.00 violation fee.
  • All associated cleaning, deodorization, fire alarm response, remediation, repair, and restoration costs.
  • Loss of room revenue when applicable.


8. NO VEHICLE REPAIRS OR MECHANICAL WORK 

Vehicle maintenance, oil changes, transmission repairs, engine repairs, welding, fabrication, painting, mechanical repairs, or similar activities may not be performed on motel property without written authorization from Management.

Any contamination, damage, cleanup, environmental remediation, or repairs resulting from such activities shall be charged to the Guest.


9. NO COMMERCIAL STORAGE

Guest rooms may not be used for storage of inventory, construction materials, equipment, tools, chemicals, merchandise, fuel, industrial products, or commercial supplies without written authorization.

Unauthorized storage may result in immediate removal, eviction, or assessment of cleaning and damage charges.


10. DAMAGE TO PROPERTY 

Guests are responsible for all damages caused by themselves, their visitors, invitees, employees, contractors, or occupants associated with their reservation.

Charges may include:

  • Repair costs
  • Replacement costs
  • Labor costs
  • Contractor fees
  • Specialty service fees
  • Equipment costs
  • Administrative costs
  • Loss of room revenue


11. MISSING PROPERTY 

Any motel property removed from a room, including towels, linens, pillows, blankets, appliances, electronics, décor, furniture, remote controls, fixtures, or equipment, will be charged at full replacement cost plus applicable labor and procurement expenses.


12. LOST OR UNRETURNED ROOM KEYS

Lost, damaged, or unreturned keys will result in a replacement charge of $25.00 per key or actual replacement cost, whichever is greater.

If rekeying or lock replacement is necessary, the Guest shall be responsible for all associated costs.


13. SMOKE DETECTOR AND SAFETY DEVICE TAMPERING

Tampering with, disabling, covering, removing batteries from, disconnecting, or otherwise interfering with smoke detectors, carbon monoxide detectors, sprinkler systems, fire alarms, or other safety devices is strictly prohibited.

Violations will result in:

  • A minimum fee of $250.00.
  • All repair, replacement, inspection, testing, and compliance costs.
  • Immediate termination of occupancy without refund.


14. UNAUTHORIZED OCCUPANTS

Only registered guests are permitted to occupy guest rooms.

Additional occupants may result in:

  • Additional occupancy charges.
  • Immediate termination of occupancy without refund.


15. UNAUTHORIZED PARTIES OR EVENTS 

Parties, gatherings, receptions, celebrations, or group events not approved by Management are prohibited.

Violations will result in:

  • A minimum fee of $500.00.
  • Additional cleaning, repair, security, and damage charges.
  • Loss of room revenue.

Management reserves the right to terminate occupancy immediately without refund.


16. NOISE AND DISTURBANCES 

Guests must conduct themselves in a manner that does not disturb other guests.

Excessive noise, harassment, threatening behavior, disorderly conduct, or repeated complaints may result in immediate removal from the property without refund.


17. ILLEGAL ACTIVITIES 

Illegal drugs, criminal activity, prostitution, human trafficking, possession of stolen property, or any unlawful conduct is strictly prohibited.

Management reserves the right to immediately evict guests and notify law enforcement.


18. WEAPONS, FIREARMS, AND FIREWORKS 

All firearms must be possessed in compliance with applicable law.

The discharge of firearms, air rifles, BB guns, pellet guns, fireworks, explosives, or other weapons anywhere on motel property is strictly prohibited and may result in immediate eviction without refund.


19. HOUSEKEEPING, INSPECTION, AND ROOM ACCESS 

Management reserves the right to enter guest rooms at reasonable times for housekeeping, maintenance, repairs, inspections, emergencies, safety concerns, policy compliance, or protection of motel property.


20. VEHICLE PARKING AND LIABILITY 

Vehicles, trailers, equipment, and personal property parked on motel property are parked at the owner's sole risk.

The Motel shall not be liable for theft, vandalism, weather-related damage, accidents, loss, or damage to vehicles, trailers, tools, equipment, cargo, or personal belongings.


21. GUEST PROPERTY DISCLAIMER 

Guests are solely responsible for their personal property.

The Motel shall not be liable for loss, theft, damage, or destruction of money, valuables, tools, equipment, trailers, generators, construction materials, firearms, merchandise, vehicles, or personal belongings regardless of cause.


22. ABANDONED PROPERTY 

Items left behind will be held for up to 14 days following checkout.

After 14 days, unclaimed property may be discarded, donated, sold, or otherwise disposed of without further notice.

Shipping costs for recovered property must be prepaid by the Guest.


23. FORCE MAJEURE 

The Motel shall not be liable for delays, interruptions, inability to provide accommodations, service failures, property damage, or other losses caused by events beyond its reasonable control, including acts of God, tornadoes, severe weather, floods, fires, utility failures, internet outages, labor disputes, governmental actions, public health emergencies, civil disturbances, terrorism, equipment failures, or similar events.


24. UTILITY AND SERVICE INTERRUPTIONS 

Temporary interruptions of electricity, water, sewer, internet, cable television, heating, cooling, or other services shall not constitute grounds for refunds, chargebacks, damages, or liability unless otherwise required by law.


25. INDEMNIFICATION 

Guest agrees to indemnify, defend, and hold harmless the Motel, its owners, managers, employees, agents, affiliates, successors, and assigns from any claims, damages, liabilities, losses, costs, expenses, fines, penalties, judgments, or attorney fees arising out of or related to the Guest's occupancy, conduct, negligence, visitors, invitees, vehicles, property, business activities, or violation of these Terms & Conditions.


26. LIMITATION OF LIABILITY 

To the fullest extent permitted by law, the Motel shall not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages arising from a Guest's stay.

In any event, the Motel's maximum liability shall not exceed the total amount paid by the Guest for lodging during the stay giving rise to the claim.


27. CHARGE AUTHORIZATION

The Guest authorizes the Motel to charge any payment method provided for:

  • Room charges
  • Taxes and fees
  • Incidentals
  • Cleaning charges
  • Damage charges
  • Missing property
  • Policy violations
  • Additional occupancy fees
  • Collection costs
  • Attorney fees where permitted by law
  • Court costs
  • Interest on unpaid balances where permitted by law

28. CHARGEBACKS AND PAYMENT DISPUTES 

The Guest agrees not to dispute valid charges assessed under these Terms & Conditions.

The Motel may provide photographs, videos, inspection reports, receipts, invoices, witness statements, registration records, and signed agreements to financial institutions, collection agencies, attorneys, courts, or payment processors in support of any charge.

Any attempted chargeback does not relieve the Guest of responsibility for valid charges.


29. COLLECTION COSTS AND OKLAHOMA VENUE 

This Agreement shall be governed by the laws of the State of Oklahoma.

Any legal action shall be brought exclusively in the county where the Motel is located.

The Guest agrees to pay all costs of collection, including reasonable attorney fees, court costs, collection agency fees, filing fees, service fees, investigative expenses, and interest incurred in collecting unpaid amounts owed under this Agreement.


30. RIGHT TO REFUSE SERVICE AND EVICTION 

Management reserves the right to refuse service, terminate occupancy, evict, remove, or deny future accommodations to any guest who violates motel policies, damages property, threatens staff or guests, engages in unlawful conduct, creates a disturbance, or otherwise poses a risk to the Motel or its guests.

No refunds will be issued for removals due to policy violations.


31. ACCEPTANCE OF TERMS 

By signing a registration card, accepting a room key, completing a reservation, checking in, occupying a room, or remaining on motel property, the Guest acknowledges that they have read, understood, and agreed to these Terms & Conditions and accepts responsibility for all occupants, visitors, vehicles, trailers, equipment, and property associated with their reservation.

Privacy Policy and Terms of Service


SMS and Text Messaging Policy

We use a guest messaging platform to communicate with you regarding your stay. By providing your phone number during the booking process, you consent to receive text messages from the property.

Purpose: Text messaging may be used to send check-in instructions, access information, room readiness updates, and to respond to your requests during your stay.

Opt-Out: You may opt out of receiving text messages at any time by replying STOP to any message you receive. You will receive a final confirmation message, after which no further SMS messages will be sent.

Help: If you experience issues or need assistance, you may reply HELP or contact the front desk directly.

Privacy of Mobile Data: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.
